Lender criteria
There is no single formula for commercial loan approval. Capital sources evaluate the property, borrower, cash flow, leverage, transaction purpose and repayment strategy. The goal is to present a credible request to a lender whose underwriting guidelines match the deal.
01
Property type, location, condition, zoning, occupancy, marketability and supportable value.
02
Net operating income, debt service coverage, operating business strength or a documented sale/refinance exit.
03
Requested loan-to-value, borrower cash invested, existing liens and total project cost.
04
Credit, liquidity, net worth, experience and ability to execute the proposed plan.
05
Loan maturity, construction or lease-up risk, title issues, incomplete documentation and closing deadlines.
A strong submission addresses both strengths and weaknesses. An appraisal alone does not guarantee funding, and a bank decline does not necessarily eliminate other capital options.
Financing lanes
Different lenders have different appetites for risk. Selecting the appropriate financing lane can be as important as the quality of the property.
Stabilized properties, documented income and qualifying borrowers.
Maturing debt, acquisitions, lease-up, renovation, repositioning and short-term needs.
Complex transactions, speed-sensitive closings, transitional properties and flexible structures.
Collateral-driven situations, often with shorter terms and higher costs.
Qualifying cash-flow or alternative-documentation programs; eligibility varies by asset and lender.
Projects supported by plans, budgets, equity, entitlements and completion strategy.
Eligible owner-occupied businesses or specialized assets requiring experienced capital sources.
Declined? Not the end
Determine the specific reason: insufficient debt coverage, low occupancy, credit, documentation, property type, timing or leverage. Then adjust the structure or select a capital source that can underwrite that issue. Alternative financing still requires a viable transaction.
Be prepared
A well-organized request helps capital sources evaluate the transaction quickly and reduces avoidable follow-up.
Property address, type, condition, occupancy and estimated value.
Loan amount, purpose, purchase price or current debt balance.
Current income, expenses, rent roll or business cash flow, where applicable.
Borrower credit profile, relevant experience and available equity.
Requested closing timeline, preferred terms and any non-negotiable requirements.
Specific exit strategy for bridge, private money or other short-term financing.
Honest explanation of credit, title, maturity, documentation or property challenges.
